Weekend traffic in Bkln/Queens is horrible. It's bad locally, but really bad on the "expressways."
Check it on Waze. Much better traffic drive time info than other map apps (although Google did buy them).

Thanks. You guys gotta understand, I am not familiar with NYC traffic and all the intricacies of getting around there. I think you damn New Yorkers sound a little spoiled that you don't wanna deal with a little traffic to get to a game, but I am starting to sympathize a little more ;)

Serious question but for a weekend afternoon/evening match is there much traffic? Just looking at maps it says it says it's a 30 minute drive, no traffic. Obviously, for weeknight games traffic would suck but is it also like that on weekends?
I'm a truck driver and I drove Brooklyn, Queens and out to Long Island every week for six years. Yes the traffic on the Van Wyck is that bad, any day, any time. Bumper-to-bumper from JFK to the Whitestone is no joke

Nobody outside of the city believes me when I tell them it can take 60-90min to go the 12-14 miles from Washington Heights to Bkln Heights during rush hour or sometimes on the weekend. Traffic in the city is crazy compared to the burbs. It's not even the time, but the helplessness, boredom, and anxiety of being stuck bumper to bumper.

A train express and a good book, get you there right quick with no time for boredom. Do them visitors a favor and let 'em know. Even if they don't believe you.

And the complete unpredictability. You can't plan for it, and you can't escape it when it hits.

Is it at all possible CFG can fund more accessible public transport or are we completely fucked with Elmhurst?
 
Let's look at what we know for the three sites IN NYC. Reyna already let us know that we are building in either Queens or in the Bronx. So far we know 2 are in Queens (Willets Point and Elmhurst). Are there any other possible sites available in the Bronx besides GAL because if not I think we have a complete list now (although we did think we had one with the fresh direct site).

Even assuming money is limitless, what would you have them do? The place is near 3 subway lines and a railroad. A 4th subway is a 15 minute walk away. It takes a long time to get there regardless because of where it is, which is not something a location can alter.

Well there's been one more location rumored for Queens, though it seems to be much much lower on the "likely to happen" list, and that's the Fresh Direct site in LIC.

Yes. You could call Elmhurst location ideal in terms of public transportation. And the amount of travel time depends, obviously, on where you are. For LI fans who didn't want to drive to the Bronx and took the LIRR, a place like Elmhurst saves them about 45 minutes, since the other route would have required a longer train ride (to Grand Central instead of Jamaica) and transfer to subway. Fans in Queens in general don't have an easy commute to Yankee Stadium. The ones who would be negatively impacted are in Westchester or further north, but still can connect Metro North to any of the subways to Elmhurst

Could be old news or totally unrelated but the Coca-Cola plant and a property next to it in the Mott Haven section of the Bronx was purchased in June. Not sure who purchased it, but it's a huge site near the 6 line.

If we are thinking about the long-term with East Side Access, all out of town commuters eventually will be able to access the stadium with a maximum of 1 transfer.

The Jamaica site is very interesting because LIRR and J/Z would also be an option for many Brooklynites that would have to usually have to subway into Manhattan to get to the other two sites in queens. It completely eliminates transfers for everyone on the LIRR except Port Washington.

If I were to rank these sites now:

1. GAL - just for continuities sake though the site looks like a really tight fit.
2. LIC Fresh Direct - seems really speculative and hopeful right now considering the lack of news
3a. Elmhurst Dairy - big site, lots of transit options for Queens and Brooklyn residents. If you're impatient LIRR access gets you there even quicker. Lots of dumpy sites nearby could be bought and turned into garages. Don't drive though but c'mon... take public transit.
3b. Willet's Point - nice locale, great public transit options but slightly lower since Brooklynites will have a hard time getting there.
4. Aqueduct Racetrack - at least it's within city limits?

It would be a good candidate. Right off the 6 train and near the Bruckner. If it's the whole parcel south of the highway, it should be big enough. Would need to figure out parking. Would be on the water and could presumably afford some nice views of the City.

Apparently Mott Haven real estate is getting very active, with many plans to build residential towers on the water, so this may just be more of that.
 
According to this article(#9 in the article), the current owners of the Elmhurst Dairy site in Queens recently took out a $49million loan. Wonder what that could be for...

Elmhurst Dairy closed its Jamaica, Queens plant last year, but with real estate partners Honeywell Partners and DC Realty, the company borrowed $49 million from BMO Harris Bank. A new development project could be on the way, but no plans have been announced. The loan was not previously reported

It is interesting that our bid at Belmont will partner with the Related Companies. That's a huge real estate firm, with properties in NY, Miami and other cities around the world. One notable development is Hudson Yards. It is owned by Stephen Ross, who also owns the Miami Dolphins and has other sports related businesses.

Nice summary, but is elmhurst really that convenient for Brooklyn? I live in BK and it would be a major PITA to travel there without LIRR. They would have to extend a line up there to make it more convenient IMO. GAL is much more convenient.

Brooklyn is a big place, and the J and Z run through it on the way to Queens, creating a very easy trip with no Manhattan pass-thru for people in those parts of the borough. No other potential site has ever had this as a feature (well, Aqueduct, but I don't think that ever was very likely) and so it's worth noting even though it doesn't apply to everyone -- or even most people -- in Brooklyn.
